Questions answered

What buyers ask us

Everything below is answered from the property details published on this site. Where we do not have something, the answer says so rather than guessing.

The parcel

How large is the land parcel?

7.28 acres, roughly 35,274 square yards, held as one contiguous parcel.

Where exactly is the land?

Sector 10 (Jatauli Village), Pataudi, Gurugram District, Haryana 122413. The site sits at 28.341211, 76.75492 on the NH-352W axis. Sector 10 corresponds to the Jatauli village area.

Can the parcel be split, or is it sold whole?

The proposal offers the parcel as a single 7.28-acre holding. Any other arrangement would be a matter for discussion with the team, so please raise it directly.

Commercials

What is the asking price?

₹ 10 crore per acre, which is ₹ 72.80 crore for the full 7.28 acres.

How is the transaction structured?

The preferred route is a company acquisition: the land is held within a company, so the buyer can acquire the company's shares instead of executing a direct land conveyance. Share transfers attract materially lower stamp duty than a land transfer in Haryana, which on a transaction of this size can mean savings of several crores. An outright land sale is also considered, and the team is open to joint venture or development management structures. All of this is subject to legal and tax due diligence by both parties.

What token or earnest money is required?

The token amount and payment timelines are settled in discussion rather than fixed in advance. Please raise it with the team on +91 98113 99199.

Is any return guaranteed?

No. No assured return, buy-back or guaranteed conversion timeline is offered or implied. The market figures on this site describe how the Pataudi micro-market has moved historically, which is not a forecast. Please take independent legal, financial and regulatory advice before investing.

Approvals & title

What is the current land classification?

Agricultural. Commercial, institutional or industrial use requires a CLU (Change of Land Use) permission applied for through the Director, Town & Country Planning, Haryana, either by the purchaser or under a joint development arrangement.

What does the 5x CLU multiplier mean?

Under the 2026-27 Haryana collector rate framework, a commercial CLU conversion attracts a 5x multiplier over the agricultural base rate. Entering at the agricultural classification is therefore a cost advantage relative to buying land already converted.

What can I build here? Can I build a warehouse, shop or school?

Three directions are set out in the proposal, each subject to CLU permission. Commercial or SCO development: retail and commercial plots serving the catchment along the NH-352W corridor, which carries the highest CLU uplift at the 5x collector-rate multiplier. Warehousing and logistics: Grade-A warehousing demand is spilling out of saturated Manesar locations, and the parcel's size, road access and proximity to freight routes suit a last-mile or regional facility. Institutional or mixed-use: educational institutions, healthcare facilities and mixed-use township components. Nothing is approved today. Each requires CLU permission and applicable licences from the Director, Town & Country Planning, Haryana, and no conversion timeline is assured.

What is on the site now, in terms of water, power or boundary wall?

The property details available to us cover area, classification, title, location and the planning position, and do not record site services such as a borewell, an electricity connection or a boundary wall. The team can answer that directly on +91 98113 99199, and you can see the land for yourself on a site visit.

Is there a shajra or village field map of the land?

Yes. The home page shows a photographed copy of the aks shajra kishtwar, the field-wise village map, for Jatauli, Tehsil Pataudi, District Gurugram, Hadbast No. 07. It shows the numbered fields of the holding with their side measurements and the road along the northern boundary, and is stamped and signed, dated 27 January 2025. It is a hand-drawn sketch rather than a survey; the land records themselves come with the due diligence pack.

Does the planned 45-metre road cross the land?

A hand-marked overlay of the field map, shown on the home page, draws the planned 45-metre road running diagonally across the western fields of the holding, from north-west to south-east. That matches the 45-metre-wide sector road on the Sector 10 plan drawing. How much of the holding the alignment affects is not stated on this site, so confirm it through official demarcation and ask the team for the details.

Is the title clear?

The proposal records a clear freehold title, with full documentation available for due diligence on request. Verify it independently through your own lawyer as part of your diligence.

Is the project RERA registered?

This is a land parcel being offered for sale, not a registered real estate project with units on offer, so no RERA project registration applies to it. The KSD group's separate plotted development, Yash Vihar in Sector 5, Pataudi, is registered with HRERA under Reg. No. 36 of 2020 against Licence No. 94 of 2017. Confirm the position for your own transaction with H-RERA or a qualified property lawyer.

Location

Is any road or infrastructure work happening at the site?

Yes. The seller's September 2026 update reports government road work under way on the approach to the parcel: road levelling, access-road development and related earthworks, photographed on site. It is early-stage construction rather than a finished road, and no completion date has been given. Road programmes move at the pace the implementing authority sets. You can see the current state for yourself on a site visit.

What schools, hospitals, banks and markets are nearby?

Pataudi town and the neighbouring Hailymandi area carry schooling, clinics and hospitals, established daily-needs markets, branch banking and ATMs, and everyday dining and service establishments. The Pataudi Road railway station at Hailymandi serves the area, and the corridor connects onward to Gurugram, Manesar, Rewari and the wider Delhi NCR. No distances or travel times are published, because none were supplied in a form that could be verified.

How far is the site from Gurugram and Delhi?

About 35 km by road from Rajiv Chowk on NH-48, the core Gurugram business belt. That road distance improves once NH-352W is complete.

What is NH-352W and why does it matter here?

NH-352W is a 45 km four-lane national highway by NHAI connecting Gurugram through Pataudi to Rewari, with over 70% of the work complete. It links the Dwarka Expressway at Sector 84 to Rewari and gives the corridor a direct freight and commuter alternative to the congested Delhi-Jaipur Expressway.

What government development is planned nearby?

Four separate programmes touch this location: HSVP Phase 1 covering 17,358 acres across 51 new sectors with the Pataudi-Farrukhnagar belt named as a target; the HSIIDC 750-acre Pataudi Industrial Hub announced in March 2026 across 12 villages adjacent to Sector 10; the state-wide eBhoomi voluntary land procurement drive, in which Pataudi is a named priority corridor; and the Pataudi Final Development Plan 2031, which places Sector 10 inside its designated development zones.

Who owns the land and who is selling it?

Vijayi Yashvi Construction LLP, part of the KSD group of real estate entities, which also includes KSD Buildtech Pvt. Ltd., a Gurugram-based developer with projects across the Pataudi corridor. The land is registered in the name of Vijayi Yashvi Construction LLP, which is what makes the entity-acquisition route possible.
